We bought a home in the first half of 2021 and MaryAnn's attention to value and tactical bidding was extremely helpful to protect ourselves from going crazy during a peak-y market. We ended up not buying the fixer-upper I had hoped for, as many were either poorly priced for what they were or bought cash before we could put in a bid. She was patient and walked through a number of homes before we found the right one for us. We started about 6 months before we needed a new house, seeing a house or two every couple weekends. We bid on only 2 homes and never felt pressure to bid even on a house she liked. She guided us for the bid that reflected value and how disappointed we'd be to lose. As it happens, our 2nd bid was accepted after the first buyer started to appear flaky. As that was happening, she negotiated successfully to keep our (lower) bid where it was and accepted by the sellers. I'm satisfied we got the best value we could in a market where supply and price were simultaneously tough. To boot, it's in a good neighborhood and near the train!
