  • 2350 North Orchard, The Orchard – A once-in-a-generation, 32-unit, $96M sellout development in Lincoln Park, featuring homes from $2M to $4.5M. Sold Out in 2024. Genna's role as a developer strategic for Hines McCaffery, and international conglomerate builder, drove the redeveloped plans from basic to extraordinary, elevating the project from a $750/square foot to $920/square foot and reallocating common area buildable square footages to the unit interiors, thus increasing livable spaces and increased returns.

 

  • 438 Saint James Place, The Saint James – A boutique building in East Lincoln Park, blending heirloom elegance with modern floor plan design for the high ultra net worth buyer. Priced from $3.7M to $4.4M, Sold Out prior to drywall, delivery in March 2025. As the developer strategist and representative of the development team. Genna collaborated with all disciplines from conceptualization to execution of construction, as well as, listing principle agent supported by a team of agents on marketing and sales.
  • Edgewater Universal Living , 5691 N. Ridge, Chicago– A pioneering development in accessible luxury, setting new standards in inclusive design. Priced from the low $500Ks to low $700Ks. Sold out in less than 75 days with numerous price increases driven at the discretion of Genna Hill, the result increased developer's returns by six figures, selling within a timeline to offset banking fees by several hundreds of thousands of dollars.

 

  • 10 West Delaware Place – A $156M, 119-unit luxury high-rise in Chicago's Gold Coast, the highest-performing development in iStar Financials' national portfolio during the Great Recession. As the developer strategist and sales team lead of this high rise of multimillion dollar homes, Genna and her team were able to pivot quickly with the support of the development team to avoid deep price reductions seen in competitors projects.  By eliminating duplicate tiers and diversifying floor plans within the building and creating scarcity the development became a success at the most uncertain times.
