You prefer to work with a broker who applies a "hands-off" approach; someone who signs a listing agreement and makes themselves scarce.
- Not only is communication the most important component in a client/broker relationship, but honest communication is essential. Accuracy in 3 variables is key to hit the ground running when selling: Price, Staging and Sales Skills. Along with help from my @properties pricing team, I provide an accurate list price derived from detailed market research and local comparables. Setting an unrealistic list price only results in extended market time, multiple price reductions and frustrated sellers. A home that receives a contract quickly does not mean it was under-priced; it means it was perfectly priced.
- Most homes need some degree of staging. On day one, I will supply staging recommendations and resources on ways to ensure your home sells at the highest possible value. I will bring in a designer if necessary and lend items from my ever-growing storage closet of staging materials. Staging. Really. Works.
- I will answer my phone. I will check in regularly and supply detailed feedback from all showings. I will be present for as many showings as possible so buyers and their brokers can learn about the features of your home from your advocate, not just a sheet of paper laying on the counter. I have been in sales for over 20 years and am happy to supply my track record.
Best of all, I love my job. I love the collaboration it takes between all parties to make a deal come to fruition. It's not always sun and roses when inspectors, attorneys, lenders, etc., come together, but the whole process should be copacetic and I pride myself in making each transaction peaceful with a win-win for all parties.
